Planning and Zoning Considers Another Hearing on Development in North Bibb

Macon-Bibb Planning and Zoning holding their regular meeting this Monday. On the agenda was a request by Dunwoody and Sams Trust for a rehearing on their 70 acre site in north Bibb County.

The project has been one of much controversy between the owners and nearby residents who opposed the plans. The proposal rezoned the property from an agricultural district to a planned development residential district for the purpose of a mixed-use senior housing district called Founders Pond. Previously the planning and zoning commission agreed to a maximum gross density of 5 units per acre, a number never discussed by the applicant or the opposition, and it was for that reason a request for a rehearing was made. After some discussion the commission denied another hearing.

"I believe the consensus among the commissioners today was that we'd heard the item a number of times. That the zoning reclassification was the appropriate classification that really that was a clean up since most of the parcels around that area were already zoned PDR and also that a theoretical density cap moving up or down a few decimal points really was moot at this point since there's not a developer on the scene." The applicant's original plan requested a total density of 6.9 units per acre, the opposing residents requested a density of 3.3 units per acre. As of now, the commissions decision of 5 units per acre stands.
